Three of these short agreements are the A104, A105 and A145 A105 A105 document is intended for small and short-term projects, for which payment to the contractor is based on a fixed price. Like the A104, the A105 is a stand-alone agreement that contains its own framework conditions. If the AIA A105 is used, the B105 is the appropriate agreement between the owner and the architect. The AIA has issued construction documents for more than 100 years. Today, the AIA has nearly 200 forms and contracts that are used in the construction industry, and they are generally updated every ten years. While these formal contracts are common in the commercial construction sector, they are less common in the housing sector and in small projects. However, the AIA has issued several form contracts specifically designed for the use of less complex construction contracts. If the A104 is used, the corresponding owner/architect agreement is the B104. The AIA A104 document is intended to be used in medium-sized construction projects with limited scope and complexity.
It can be used for projects for which payment is made either on a fixed price or on the cost of the work plus a royalty with or without a guaranteed maximum price. In addition, the changes to the short form agreement are not binding on the architect. If the architect`s contract is not modified to coordinate with the changes made to the short-form agreement, the architect will provide the management of the project in accordance with an unchanged short-form agreement. Obviously, such a situation can cause the leash. Although the A105 and B105 have similarities to other agreements, the Small Projects family should not be used with agreements in other document families, without the need to carefully compare content side by side. The A104 is considered an abbreviated form agreement, as it is a stand-alone agreement that does not require the use of a separate adoption document. When the owner and contractor choose one of the two cost-plus payment methods, the parties must complete an A-exposure to the A104, which provides details of the cost of the project. The AIA form family is ranked in alphabetical order. The two most common categories are Series A contracts, known as property and contracting contracts, and Series B contracts, called property and architect contracts. After choosing the right shape, it is important to remember that the AIA family of documents has constraints from the point of view of a contractor. This form of AIA contracts, without amendments, does not comply with Texas housing legislation and does not correspond to all projects.
