Your landlord can charge you the rent until the end of your lease. If you do not pay, your landlord can apply for a court order: Under the Residential Tenancies Act 2004, a tenant can apply for permission to surrender or sublet a lease. If your landlord refuses to do so, you can terminate the lease even if you have a fixed-term lease. (See someone to replace you). Your lease usually expires on the last day of your fixed term or at the end of your notice if you have given the correct notification. You must also leave the property and return the keys to the owner until the end of your fixed life or notice. If you have abandoned a lease or have rent arrears, it may be more difficult to find a new home. Your notification should therefore end either on the 3rd or 4th of the month. If the court finds that the lessor/agent has corrected the infringement, it can revoke your termination and your lease will continue. You should let your landlord know what you intend to do to avoid litigation. Your landlord can agree that you can only drop off part of your message. If you have to resign z.B a month in advance, you can accept that you can only resign two weeks in advance. The termination must expire on the first or last day of a rental period. If you have z.B a monthly lease that started on the 20th of the month, the termination must expire on the 19th or 20th. If you are unsure of the end date of your communication, you should ask an advisor. Your landlord may also agree to a shorter notice period, but you should agree. «I give one month`s notice to finish my rent, as required by law. I will leave the property on (date xxxxx). Talk to your nearest citizen council if your rental agreement says you need to do so and you don`t want to. Negotiate with the owner/agent for agreed compensation. (The lessor may agree not to be compensated.) Discuss whether the lessor will claim rights to your loan. Put any agreement in writing. If you have a joint periodic lease, one of you can terminate the lease by sending a notice of termination. This ends the right of other tenants to reside in the property.
